How will Flats to Let Property Management market & advertise your asset(s):

All property managed by Flats to Let Property Management will have photos taken as soon as the owner has signed a contract with our agent(s). One of our professional team members will snap photos of the property + additional property information that will be entered into our company software. 

Here is how we promote your property:

  • Property Website: All available and future available properties are featured on our company website at www.flatstolet.us. Our website. is syndicated with multiple 3rd party rental websites within the property management industry.
  • Social Media: We post all of our available and future properties on our company's Facebook at www.facebook.com/setxflatstolet in addition to local renters groups in Southeast Texas.
  • Multi-Listing Service: We ensure that all available and future properties are posted on the MLS to maximize exposure for our available properties. Real Estate Agents and brokers who participate in the MLS are able to view our available properties for potential renters.
  • Signage: Our highly visible signs with our company name and contact information are placed on the property for the available or future property that is becoming available. Our signage helps encourage interested renters to contact our office for more information.

What is the process for Flats to Let Property Management to find qualified renters for your asset(s):

  • Our trained team members prequalify all potential prospects and applicants. Once our team member has established that the applicant is prequalified, we encourage the applicant to apply + review our rental application/rental criteria located on our website under the "Application Qualification & Information" tab. Our application typically takes 24 to 48 hours as we do require rental history & verifiable income.
  • Once the applicant(s) have been approved, we require the security deposit(s) to be paid within 24 hours of approval. We are able to hold units once the security deposit has been paid and the lease has been signed.
  • All future renters are required to move in within 10 days of signing the lease unless the dwelling is on notice for a later move-out date.

What happens if a renter becomes delinquent on rent and/or is in breach of the lease with Flats to Let Property Management?

  • Rent is due on the 1st of each month and is considered late on the 6th of the month. Late rent notices (3-Day Notice to Quit) We encourage renters to reach out to one of our professionals should they become delinquent/late on rent. Should a renter become late or delinquent on rent, then one of our team members will reach out through various methods to get the balance paid in full. 
  • Eviction is filed between the 4th - and 6th business date after the 6th of the month unless the renter has made arrangements with one of our team members.
  • If the renter is in breach of the lease, then the renter will be issued a lease violation. Depending on the severity of the lease violation, management will allow the renter to remain in the dwelling. 
    • Should the renter receive multiple lease violations, then management will ask the renter to move in writing to protect the asset and property.
    • How Flats to Let Property Management resolves maintenance issues that may arise for your asset(s).

How we address maintenance issues for your asset(s):

Our lease agreements are TREC Lease Agreements that outline what the tenant's responsibility is as well as the owner/management's obligations.

  • We require that all of our renters submit a service request via the resident portal located on our property website.
  • Our service requests are handled in the order that the request was received based on urgency. 
  • If our maintenance contractor is unable to address the maintenance request, then our team member will outsource to ensure that the job is completed correctly. 

Here is how the monthly process for the owner's funds & statements is handled for your asset(s):

  • All owner's statements are reviewed thoroughly and are processed on the 1st week of the month.
  • Statements can be viewed via the Owners Portal located on our website.
  • Owners' proceeds are by E-Payment and can be viewed in the Owners Portal.

After choosing Flats to Let Property Management, what is the next step?

  •  After signing a contract with Flats to Let Property Management, one of our agent(s) will inspect the property to establish the rental amount that is appropriate for the rental property. Once a rent amount has been established, our agent(s) will contact you to discuss the details of the property and any necessary maintenance that may need to be completed for the rental property to be considered ready.
  • One of our team members will take photos of the rental property once the property is ready to be rented for marketing & advertising purposes.
